This is a CONTRACT between ("Guest") and Island Abodes, LLC d/b/a Stay STJ ("Manager") for lease of the vacation rental property described below for the stated dates. This reservation is not confirmed until a signed copy of this agreement is returned to Manager and the required deposit is paid. Signing this Agreement and paying the deposit indicates that Guest has read, understands, and agrees in all respects with these terms.

PREMISES: Down Yonder Pool Villa is a 2 bedroom, 2 bath fully furnished home with private pool located at 18 Chocolate Hole, St. John, U.S. Virgin Islands. Guest will have exclusive and private access to the pool villa during Guest’s stay.

CHECK-IN/OUT TIME: Check-in is 4pm and Check-out 10am.

PAYMENT OF DEPOSIT and BALANCE: A 50% deposit is required to confirm this reservation. The balance will be due and payable 70 days before check in.

CANCELLATION POLICY: 90% refund for cancellations more than 60 days prior to check-in date. 80% refund for cancellations more than 30 days prior to check-in date. No refunds 30 days or less before check-in date. Guest is encouraged to purchase trip insurance. Explore trip insurance options at www.insuremytrip.com.

GOOD NEIGHBOR: Guest agrees to be a good neighbor, observe quiet hours after 10pm, to be financially responsible for any damage caused during the stay (except for reasonable wear and tear), and to leave the rental unit in reasonably clean and tidy condition at the end of the stay. No pets or smoking are permitted inside the Villa.

LEGAL: Rental Fee is based on a maximum of 4 persons and Guest agrees that only that number of persons will be invited to Premises. Use of the rental unit is entirely at Guest's risk. Guest agrees to indemnify and hold Manager and property owner MacNealy Investments, L.P. (including their respective owners, officers, employees and agents) harmless from any liability for accident, injury, theft or damage sustained by Guest, other members of Guest's party or persons invited to the rental unit by Guest. All guests are expressly assuming the risk of any harm to them arising from their use of the rental unit or the property at which it is located. Venue for any legal action shall rest exclusively in the U.S. Virgin Islands and the prevailing party shall be entitled to recover its legal fees and costs.
